Start with the project you are actually proposing
Write down which rooms change, which walls or openings might move, and whether plumbing, electrical or gas systems are involved. Use the same scope when speaking with the City, designers and prospective contractors. If the proposal changes, revisit the approval questions before assuming the original answer still applies.
The City identifies first-time basement development, structural changes and new wall openings as examples requiring a building permit. Minor cosmetic work is generally treated differently, while trade permits can apply separately. Confirm the actual scope through the City’s home renovations and basements guidance.
A finished basement and a secondary suite are different plans
Decide whether the space is part of the household or intended as a self-contained residence. Calgary’s suite guidance describes a separate living arrangement with cooking, sleeping and sanitary facilities. Start with the City’s secondary-suite pathway if that is your intention. A finished basement is not automatically an approved suite.
Ask the appropriate authority and professionals to review the proposed use, access and building systems. Keep their answers alongside the plan. HomeRemodel does not determine a property’s eligibility or certify a layout.
Build a brief that accounts for the existing home
Record what you know, how you know it and what remains uncertain. Identify retained features, observed damage, service access and any proposed changes to walls or equipment. Ask a qualified professional to assess concerns before specifying finishes over them. Do not use a generic checklist to diagnose a hidden condition.
For Calgary homes and Canadian projects more broadly, it is useful to coordinate comfort and energy goals with planned work. Ask about evaluation options before closing up surfaces. Keep possible programs and incentives outside the committed budget until their current eligibility, timing and conditions are confirmed.
Know where Calgary guidance stops
Airdrie, Cochrane, Chestermere, Okotoks and Rocky View County have their own responsible authorities. If your home is outside Calgary, confirm the municipality for the property and use its current requirements. This is planning coverage, not a claim of a local HAUSE office or available contractor in every community.
Before your first appointment
- A short description of the intended use and the rooms included
- Known conditions, retained features and preliminary measurements
- A list of possible wall, opening and service changes
- Questions for the City and the relevant qualified professionals
- Household needs during work and the records you expect at handover
