01 / THE PLANNING DETAILS
Decide what the basement is for
Write a short description of how you intend to use each area: quiet work, recreation, guest space, storage or a separate household. Keep future intentions visible too. A family room and a secondary suite follow different planning paths; do not let an ambiguous label drive the quote.
Make a record of the existing layout, stairs, windows, service equipment, storage and visible conditions. Mark measurements as preliminary. Ask qualified people to review moisture concerns, service access and any proposed changes before designing finished surfaces around them.
02 / THE PLANNING DETAILS
Use the Calgary approval path
Calgary identifies first-time basement development, structural changes and new wall openings among work requiring a building permit. Cosmetic updates may have a different route. Trade permits can also apply. Confirm the complete proposed scope with the City rather than assuming one permit covers every part.
If a self-contained residence is the intention, use the City’s secondary-suite guidance from the outset. Ask the City about the property-specific approval path before ordering work. This page does not assess a property’s eligibility or supply the technical specifications for a suite.
03 / THE PLANNING DETAILS
Keep access and systems in the drawing
Show the areas that must remain accessible for equipment, shutoffs and maintenance. Ask the responsible trades to review the arrangement and the effects of the proposed rooms. Do not box in equipment simply because a visual layout looks cleaner.
Identify unresolved floor, wall and moisture conditions as questions with an owner and a decision point. Keep the finish specification conditional where investigation is still required. A contractor should explain how discoveries are documented and approved before the related work proceeds.
04 / THE PLANNING DETAILS
Compare a complete basement scope
Check whether each proposal includes removal, disposal, preparation, services, finishes, doors, stairs and the connections to existing rooms. Make exclusions easy to find. Add questions about material storage, exterior access and the household’s use of the stairs during the work.
Use the basement unknowns guide to build your question list. The phase planner can show dependencies you enter, while the budget worksheet can hold the amounts you supply. Neither produces a construction schedule, a moisture diagnosis or a local market estimate.
